St. James Place
Architectural Review Board
St. James Place requires that plans be submitted for approval to the Architectural Review Board for items such as any structural changes to an existing home, the installation of a swimming pool, major landscape improvements, security or privacy fencing, etc. In addition, the plans for the installation of a pool must also comply with the zoning requirements for Lake Township.
 
Procedural Requirements for Structural Modification or Addition to Existing Property
 
   Approval Authority:
 
1)  Original Homebuilding and Landscape Drawings will continue to be reviewed and approved by McKinley Development/ DeHoff prior to building a new home.
 
2)  Any Additions or Modifications to Existing, Occupied homes will be reviewed and approved by the St. James Architectural Review Board in accordance with the restrictions and covenants of St. James prior to commencement of construction.  Structural changes include home additions, pools, pool houses, decks, pergolas, patios, fences, outside fireplaces and/or attached storage buildings. In addition, any modification of building materials on the outside of the house must comply with restrictions. For example, you may not replace natural woodwork with aluminum siding if it is not an approved material in your Phase of the St. James development.    Requirements:
 
1)  For Major Projects (Home Additions, Roofs, Sunrooms, Pools, Screen rooms, Garages, etc.) an application completed by the homeowner and/or his/her builder must be submitted to the Architectural Review Board along with a set of professionally prepared architectural drawings of the proposed project and a check for $200 made payable to Harris/ Day Architects is required. John Harris/Matt Sutter will review the proposal to ensure compliance with St. James regulations and approve the request or return the application with requested changes. Harris/Day Architects will visit your property and conduct a site visit.  Once approved by Harris Day, the homeowner will be notified by the Architectural Review Board to begin construction.  To view or print the application use the attached link:  Architectural Request
 
For Minor Projects (Fences, Painting, Minor Landscape Plant/Shrub Replacement etc.) an application completed by the homeowner must be submitted to the Architectural Review Board via the email address below.  The Review Board will go over the request and reply directly to the homeowner.  No money is required for an internal review. 
 
2) Submit the completed form to the St. James Place HOA at hoa@stjamesplacehoa.com

3)  The Board will take appropriate actions to enforce the Reservations, Covenants, Restrictions and Conditions and/or By-Laws.  Failure to comply with the approved ARB guidelines could result in legal action against the homeowner to correct the problem.   Such enforcement may include the filing of legal action against the homeowner in which case the Homeowners Association will also seek to recover all expenses and attorney's fees incurred in the enforcement action.
